This ranking measures the share of homes with four or more bedrooms in each market's county, from the U.S. Census Bureau's American Community Survey. It is limited to the 64 markets with an Opportunity Score of 50 or higher, out of 174 scored, so that large-home supply is only ranked where the wider picture is at least average. How to read this

  • Vacation-home share, tourism job share and 4+ bedroom share are county-level figures from the U.S. Census Bureau American Community Survey. They describe the whole county, not one town or neighbourhood.
  • The Opportunity Score (0-100) is a screening heuristic, not investment advice. It weighs revenue (35%), regulatory climate (25%), tourism employment (15%), nearby amenities (15%) and large-home supply (10%), each measured relative to the other markets we track.
  • Scores marked partial were calculated without revenue data: the cash-flow component is assumed to be below average, so a partial score can understate a market and should not be compared like-for-like with a full score.
  • Home values are county-wide typical values from the Zillow Home Value Index, not list prices. "Typical 4BR value" is the typical value of a 4-bedroom home in the county named under each market; a specific property can sit well above or below it.
  • Regulation ratings run from 1/5 (Relaxed) to 5/5 (Very strict) and summarise the rules we hold on file. Rules change, and a city rating does not cover HOA or deed restrictions. Confirm current requirements with the local jurisdiction before you buy or list.
  • An empty cell means we do not hold that figure for the market. We never estimate or interpolate a missing number.

Frequently asked questions

Which STR market has the most large homes?

Among markets scoring 50 or higher, Salt Lake City, UT leads: 40.8% of homes in Salt Lake County have four or more bedrooms (Census ACS). Its opportunity score is 56/100 (partial). Park City, UT (38.8%) and Outer Banks, NC (36.5%) follow.

Why does this ranking only include markets scoring 50 or higher?

Large-home supply on its own says nothing about demand or rules. 64 of the 174 scored markets have an opportunity score of 50 or higher, and only those are ranked. The median 4+ bedroom share across all 176 tracked markets is 20.8%.

Where is a 4-bedroom home cheapest on this list?

Davis, WV, where the typical 4-bedroom home in Tucker County is valued at $323K (Zillow, county-wide typical value, not a list price) and 25.5% of homes have four or more bedrooms.

Which large-home market earns the most?

Of the 20 listed markets with revenue data, Vail, CO has the highest average annual gross revenue at $126K. That figure is a market average, not a figure for 4+ bedroom homes specifically.
