Sell or Hold

Welcome. You just enrolled in the free Selling Your STR course — 12 lessons, one every 2 days, built for owners of operating short-term rentals who are thinking about getting out. Every lesson teaches the core idea right here in the email, then links deeper reading. Unsubscribe anytime — no hard feelings.

Lesson 1 is the decision itself. Because "I'm exhausted" and "I should sell" are not the same sentence.

The honest framework: three questions

The alternatives before you list

A mid-term rental pivot (30+ day furnished stays for travel nurses and relocations) keeps the furniture, kills the turnover grind, and often sidesteps STR rules entirely — usually at 60–80% of STR revenue with a fraction of the work. Hiring a PM or co-host is the other off-ramp. Selling is the right answer only when neither fixes your actual problem.

Go deeper: STR Exit Strategy and The Mid-Term Rental Pivot.

ACTION: Write one sentence answering "why am I selling?" If the answer is workload or a fixable dip, price the alternatives first. If it's market, regulation, or a better use for the equity — keep reading. This course is for you.

Next lesson: what your STR is actually worth — and why two different buyers will give you two very different numbers.
