Turnkey Package

"Turnkey" is the magic word for investor buyers — walk in, list it, earn from week one. But turnkey sales have three moving parts that trip up sellers, and one hard truth you need to be straight about.

1. Furniture and FF&E: sell it as a package

Your furniture, linens, kitchenware, smart locks, and hot tub are worth far more in place, operating than at an estate sale — but only if you handle them cleanly. Best practice: a separate bill of sale for FF&E alongside the real-estate contract, with your room-by-room inventory (from Lesson 3) and a defensible valuation — typically 30–50% of original cost depending on age. Keeping FF&E separate can also simplify financing and taxes for both sides; let the professionals structure it, but have the inventory and number ready.

2. Future bookings: three clean options

Bookings on the calendar are revenue the buyer wants and guests you've promised. Options: (a) buyer honors them, with booking revenue credited at closing; (b) you cancel far-out bookings before listing — painful, and platform cancellation penalties apply; (c) a short-term management agreement where you host through existing stays. Decide before listing, and disclose the calendar early.

3. The hard truth: your listing does not transfer

Be straight about this because misrepresenting it kills deals and reputations: Airbnb listings, reviews, and Superhost status do not transfer to a new owner. Platform rules tie them to your account. The buyer starts a new listing from zero reviews. What you're really selling is the proven revenue history, the property, the FF&E, the operations playbook — and that's plenty. Sellers who imply the reviews convey get caught in due diligence, every time.

4. Staff and vendor handoffs

Your cleaner is worth real money to a buyer. Ask your cleaner, handyman, and pool/lawn vendors if they'll continue with a new owner, and put warm introductions in the deal package.
