Winning the STR Listing

Welcome. You're enrolled in the free STR Listing Agent course — 12 lessons, one every 2 days, built for agents who want to win, price, and close listings of operating short-term rentals. Each lesson teaches the core skill right in the email, then links deeper reading. Unsubscribe anytime.

Lesson 1 is the listing appointment itself — because an STR owner isn't hiring someone to sell a house. They're hiring someone to sell a small hospitality business, and your presentation signals within five minutes whether you understand the difference.

The two questions that filter you out

STR sellers are being actively coached — including by us, in our owner-facing course — to ask every candidate agent two questions: "How many STRs have you sold?" and "How would you price mine on income?" A generalist stalls on the second one. Walk in ready for both, and you've already separated yourself from most of the agents in your market.

The income-property listing presentation

One honesty note: if this would be your first STR listing, don't fake a track record. Lead with process — this exact playbook — and say so. Owners forgive inexperience; they don't forgive bluffing.

Go deeper: STR Agent vs Regular Realtor — the gap you're stepping into — and STR Client Archetypes to read the seller across the table.

ACTION: Build a one-page STR insert for your listing presentation this week — market ADR/occupancy, the two-value pricing preview, and the deal-room checklist. You'll reuse it on every STR appointment from now on.

Next lesson: pricing an operating STR — the two values, and the appraisal reality most sellers have never heard.
