Agent Liability & Compliance

This is the lesson almost no STR training covers, and it's the one that protects your license. Standard framing first: this is education, not legal advice — review your practices with your broker and your E&O carrier. STR transactions concentrate three liability magnets: revenue claims, regulatory claims, and tax/legal drift. Each has a danger phrase and a safe phrase.

Document everything

The habit that operationalizes all of it: after every material conversation, send a short recap email. "Confirming what we discussed: seller-reported revenue with exports available; permit status per the city's [date] email; recommended you verify X with Y." Two minutes per conversation builds a file that shows you flagged, referred, and attributed — the difference between a defensible record and your word against a disappointed buyer's. Keep the deal room's provenance clean too: platform exports and city emails, not retyped summaries.
