Tax-Moment Recognition

The safe sentence

"That sounds like a [recapture / cost-seg / 1031] question — I can't advise on tax, but here's the concept in one sentence, and here's a CPA who works with STR investors." Conversational fluency plus referral. That combination is what investors call expertise; the version without the referral is what E&O carriers call a claim.
