Guest Screening & Problem Guests

Most "nightmare guest" stories were preventable at booking. Screening isn't paranoia — it's the 5 minutes that protects your property, your neighbors, and your permit. And when something does go wrong, calm process beats confrontation every time.

Red flags before booking

Instant Book still lets you require verified ID and prior positive reviews, and lets you ask questions after booking. "What brings you to town, and who's joining you?" — legit guests answer happily.

House rules that hold up

Vague rules aren't enforceable. Write specifics: max occupancy number, quiet hours with times, no visitors beyond registered guests, no smoking anywhere on property, quantified extra-guest and smoking fees. Put them in the listing, the booking message, and the welcome book — platforms back you when rules were stated and acknowledged in writing.
