The 25% Question

Welcome to Self-Managing Your STR — 12 lessons, one every 2 days, from the team at STR HUB. Each one is a working system you can copy. Unsubscribe anytime, no hard feelings.

Let's start with the question that brought you here: a property manager takes 20–30% of your gross revenue. On a property grossing $50K/year, that's $10,000–$15,000. What do they actually do for it?

The PM job description

Here's the honest part: every one of those is learnable, and most of it is automatable. Once systemized, self-managing one property runs 2–8 hours per week — heavier in your first 60 days while you build templates and a team, lighter after. It is not passive. It is a part-time job that pays PM wages back to you.

Who should NOT self-manage

If none of those are you, the math strongly favors learning this.

ACTION: Calculate your number. Multiply last year's gross (or projected) revenue by 25%. Write it down — that's your salary for the next 12 lessons.

Next up: the $50–150/month tech stack that replaces half of what a PM does.
