Features that measurably drive bookings

What adds cost more than revenue

Luxury kitchen upgrades beyond "clean and functional," formal dining rooms, high-maintenance landscaping, and elaborate finishes guests won't photograph. Guests book sleeps, soaks, views, and vibes — not soft-close drawers. Help clients spend where the booking filters are.

The agent's angle

When you tour with an investor, narrate the property in amenity terms: "Flat pad here for a hot tub, 200-amp panel so power's fine, parking for four, and this bonus room converts to a bunk room for two more sleeps." That commentary is worth more than any brochure.
