Everything you've learned so far comes together at the offer table. STR buyers need contracts that protect a business acquisition, not just a home purchase — and agents who know these moves close deals that would otherwise fall apart.
Closing a beach house in May means paying peak-season carrying costs while scrambling to set up. Closing in the shoulder season gives your client 60–90 days to furnish, photograph, list, and build early reviews before peak demand arrives — and sellers of seasonal properties are often more negotiable once their big season is behind them. Work backward from the market's booking calendar.
The most important STR-specific clause: make the purchase contingent on the buyer obtaining (or confirming eligibility for) an STR permit at that address within the contingency period. Pair it with an HOA-document review contingency (Lesson 4). If the jurisdiction can't confirm permitability, your client walks with their earnest money. Sellers of legitimate STR properties accept this; sellers who resist are telling you something.
If the property has future reservations, put the plan in the contract: which bookings convey, the mechanism (co-host transition, cancel-and-rebook), who absorbs platform penalties, and how deposits held by the seller are credited at closing. Silence here becomes a post-closing dispute.
Here's where Lesson 10 becomes leverage. If the permit doesn't transfer and your buyer faces a waitlist, that's a price conversation. If reviews reset to zero and year one will underperform the seller's trailing revenue, that's a price conversation. Sellers price on their operating history; buyers should pay for what they actually receive. Quantify the gap and put a number on it.
