The last lesson: keep more, then multiply

• Clean books from day one. Separate bank account, every expense categorized. Messy books cost you deductions and make property two harder to finance.
• Occupancy taxes are yours to get right. Platforms collect them in some jurisdictions, not all. Register, collect, and remit where required — back taxes and penalties are an unforced error.
• Cost segregation plus material participation can accelerate depreciation against your income — the so-called "STR loophole." It only pays if you plan it before year-end, not if you discover it in April.
• Scale by repeating the system. Property two is modules 3 through 9 again, faster, with your own numbers as proof.
• Know your exits: sell as a turnkey business, convert to long-term rental, or roll into the next property tax-deferred with a 1031 exchange.
