A great property with a weak listing earns like a weak property. The good news: listing and pricing are the fastest levers you'll ever pull — changes show up in bookings within days.
What moves the needle
- Your first 5 reviews are the whole game. New listings get a temporary visibility boost from the platforms. Convert it: launch priced roughly 20% under market, bank five 5-star reviews fast, then step pricing up as your rating builds. You're not leaving money on the table — you're buying rank.
- The title and cover photo win the click. Lead with what guests search for — "Hot Tub + Mtn View" beats "Cozy 3BR Retreat." Your best photo goes first, no exceptions.
- One static price is always wrong. Weekends, seasons, and local events can move fair rates 2-3x. Use a dynamic pricing tool or, at minimum, a seasonal calendar you actually maintain.
- List beyond Airbnb. Vrbo and Booking.com reach different guests; a channel manager keeps calendars synced so you never double-book.
- Plant direct-booking seeds now. Collect guest emails from day one. Even if the booking site comes later, the list is the asset that skips platform fees.
